ONE HOME – The Best Way to Search for Properties
The typical buyer today starts house hunting on their own using the Internet. Several websites are often visited. Each time you do a new search, you may have to re-enter your Search Criteria. You often will find the same homes on several sites. You might actually inquire about a property only to find it is already sold. Using One Home eliminates these problems. I just need to know your desired home features, price range and areas where you want to live to set up your Portal. Then you’ll receive an email with a link to view all matching properties.

Here’s the best part… you can save homes you want to see in a Favorites File. Homes you’re not interested in can be moved to a Not for Me File.  You can access One Home as often as you want, and all your properties will still be saved where you stored them. Your house hunting will now become whole lot easier.

ALL listings appear in One Home, not just CBGundakers. You may certainly still check other websites such as Zillow, but if you input the same price and search criteria you give me, the same list of homes should appear in your Portal. All of these other websites get their property information from our MLS. When information changes on a property such as price or it becomes sold, it can take a few hours for this change to show up in these other websites. Any change to a listing in One Home is immediately displayed – posted information is accurate. You can unsubscribe at any time.

One Home can be set up to email you new listing alerts immediately, daily, weekly or monthly depending on your purchase time frame. Let me know how often you’d like to get the alerts. The sharp homes sell fast. If you’re actively looking or only want one subdivision, be the first to discover a new listing! You’re also notified when there’s price reductions. On lower priced homes, requiring more than one bath often greatly reduces the number of matching properties.

5) Style of home:     List:

6) Will you consider purchasing a condominium? – Yes or No ?                                 
Style you’ll consider:  Garden (One Level), Townhome, or Both?                                           
Do you require private laundry facilities (inside your unit)?                                
If considering a Garden style condo, will you accept a Lower, Main or Upper Level Unit?                                     
      There will be a monthly condo fee added to your monthly payment, typically $80 to $350 and higher.  
     Often you have no Water, Trash, or Sewer bill as they are included in the condo fee.
     In lower price ranges, some condos do not have a basement, maybe only a storage locker.
     Also, to get more matches, you may have to accept a parking pad, carport or 1 car garage, instead of a 2-car garage.
 
7) Will you consider a home without a basement – Yes or No?                                   
 
8) Finished Basement only?    Unfinished Basement only?    Either ok?                                           
 
9) Will you consider new construction – Yes or No?                              
 
10) Is there a minimum or maximum age requirement?  (Example:  no older than 60 years)

Fireplace?  Fenced Yard?  Main Floor Laundry?  Listing too many required items will greatly reduce the number of matching listings.  List your ‘would like’ features next…

Deck?  Patio?  Separate Dining Room.  Walk-out Basement.  These features will NOT be entered into the search.  This is just for my information to aid in finding the perfect home for you.
 
14) Are you interested in viewing below market, As-Is Foreclosure homes – Yes or No?                                    
These homes are typically in BAD shape and require repairs and out of pocket money spent before you can comfortably occupy the home. If considering these types of properties, I STRONGLY recommend you have a conversation with your Loan Officer about financing as-is properties.

15) Where do you want to live? – Listings in our MLS are categorized by which School District they are located in.  I need to know which districts OR areas you desire?  If you’re not particular about which school district you want, you can just name areas, and I will input the correct school district.  To see which townships, cities, or areas are within each school district, click: School District List”.  Prices shown for each school district are before the 2008 recession.

How One Home Portal Works – You will get an email invitation for accessing One Home. Once you click the link, you will see all properties that match the search criteria you provided. They are displayed on a map where you can quickly see their locations. It takes just about a minute to create an account by entering your email address and creating a password. You can toggle the “Show Map” button at top right to see a list of the properties. Homes you may want to see, categorize them as Favorites, red hearts. I can see what you have saved as a Favorite and will use this to set appointments. Provide me with some times that you are available. You can also list homes of no interest as Not for Me. Doing this helps to keep your portal updated.
Initially, there may be a long list of homes as it contains ALL properties for sale right now. I am not necessarily recommending any homes; it is just a list of what’s available. Take time to list some as Favorites or Not for Me. Your on-line home searching is now done automatically, and you won’t miss any new listings!
