BUYER AGENCY AGREEMENT – It is requirement for a Realtor to have a signed Buyer Representation agreement before showing you even one home. Realtors can be fined $1000 for showing property without a signed agreement. For the first property we view together, I can write the agreement specific to the home we are viewing. Then if you feel comfortable in working with me, we will sign one that allows me to show you any home. I typically enter a 4-month time frame. The agreement can be cancelled by the buyer or the Realtor.

Commissions are negotiable, but I strive to charge all clients the same rate. This is fair. I am typically firm on my buyer commission rates listed above. Should an offer be made on a property offering 2.5% and my rate is 2.7%, we will ask the seller to pay .2 percent difference. For $150,00 property the .2 is $300. At $250,000 it is $500. Many sellers will pay this difference so long as you have made a reasonable offer. The buyer has the option to pay the difference if the seller does not agree.
